Hello! We’re Jacobs Home Inspections, and we’re passionate about helping Twin Cities homeowners make informed decisions about the purchase or sale of their properties.
Our founder, Cory Jacobs, is a Wisconsin native who graduated from UW Stout with a bachelor’s degree in Construction Management in 2009. Since then, he’s been living in Minneapolis and working in the construction and home remodeling industry.
Our team combines over 10 years of hands-on experience remodeling and repairing homes with the knowledge that comes from encountering and fixing many of the common problems you’ll find in the average Twin Cities home.

At Jacobs Home Inspections, we provide comprehensive inspection services including standard buyer home inspections, pre-listing inspections, sewer scopes, radon testing, lead water testing, and more to Minneapolis, St. Paul, and surrounding suburbs.

MN Department of Health recommends that all Minnesota homeowners test their homes for radon.
Radon is a colorless and odorless gas that comes from the soil, and can accumulate inside your home. Radon gas decays into fine particles that are radioactive and when inhaled these fine particles can damage the lungs. Radon is the number one cause of lung cancer for non-smokers and the second leading cause of lung cancer in smokers. The average radon level in MN is more than 3 times higher than the U.S. average.
Sewer Scopes
Add $225 to inspection cost
We recommend a sewer scope with each home inspection, regardless of the home’s age. Sewer scope inspections provide a professional video inspection of the home’s main drain line to determine if there are broken or collapsed pipes, offset or sagged sections, or blockage from tree roots. Main sewer line repairs or replacements can be be expensive.
Level 2 Chimney Inspections
Add $200 to inspection cost for 1 fireplace or $250 for 2 fireplaces
A Level Two inspection is highly recommended before buying a home, specifically when there is a wood burning masonry fireplace and chimney. They offer homeowners a more in-depth analysis of the chimney system, without being invasive or damaging. A camera inspection allows the chimney inspector to fully evaluate the entirety of your chimney system. This includes the difficult to reach areas in the flue.
Water Lead Testing
Add $250 to inspection cost
Lead is a poisonous metal that can cause long-term health and behavioral problems. The two largest sources of lead in drinking water are lead in pipes that connect homes with city water called lead service lines and lead in household plumbing. Lead pipes are more likely to be found in older cities and homes built before 1986. We partner with a local accredited laboratory to test the water in your home for lead.

While Cory Jacobs Home Inspections encourages our clients to walk through the home with us, we understand that you may be too busy, and may not have time to do so.
Regardless of whether or not you attend the inspection, we will compile a comprehensive Spectora report, which includes all of the information you need to determine the condition of the home.
We will deliver our report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your agent.

What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.
How much does a home inspection cost?

How long does a home inspection take?
Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).
Should I attend the inspection?
Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!
What if the inspection report reveals problems?
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
